If you are in the market for a new home, chances are you would like to know the true condition of the property before you buy it. The experts at ABC Building Inspections have compiled this list of frequently asked questions and answers to provide you with information on the home inspection process and its benefits. Does ABC Building Inspections conform to a Australian Standard ?

We will inspect all accessible areas of the home and yard for termites and building defects as per Australian Standards 4349.1 and 4349.3

How long does an inspection normally take?

A typical inspection of a Typical residential property  takes approximately 1.5 to 2 hours

Do I need to be present at the time of the inspection?

Actually no. due to our insurance requirements we have a strict policy of not engaging with the client during an inspection as this can be distracting and may result in defects being found. In our experience the selling agent will be present at the time of the inspection.

How do I determine the condition of the home?

During the course of the inspection, the inspector will visually inspect the property as well as use state of the art instrumentation to properly access the general condition of the property . The inspector will then provide you with the ABC Pre-Purchase inspection Report so you can make an informed decision when purchasing the property.

Do you inspect the roof space?

Yes the roof space is inspected. You should however be aware that some roof spaces with low pitch insufficient man hole  and or  air conditioning ducts are difficult to inspect fully. In some roofs the full area cannot be inspected due to limited access.

Do you inspect the sub-floor space?

The sub floor space will be inspected as long as there is easy access with a hinged access door. We will not remove floor boards.

Does your Building Inspection include a Termite and Pest Inspection

We provide a building and pest inspection report. On request We can offer a just a building report or We can organize a Building and Pest Report

How detailed is your report?

We provide a written report via email up to and over 40 pages long.

When should the house be inspected?

We would advise an inspection prior to the signing of a contract. In our experience the information contained in our report may affect the value of your offer.

Can you do an inspection without a written report?

No. Australian Standard 4349.1-2010 and AS 4349.3-2010 states that a written report must be provided

What are your inspectors qualifications?

A.B.C inspectors are Licensed Builders, trained and certified to meet the highest standards in the industry.
ABC Building Inspectors also takes continuing education seriously. Technical training classes are held periodically throughout the year to inform business owners about home inspections and other inspection specialties.

What if I change my mind, is there a cancellation fee ?

BOOKINGS THAT ARE CANCELLED  IN THE 24 HRS FROM THE TIME OF BOOKING  WILL  INCUR  A  $115 CANCELLATION FEE, REGARDLESS OF THE REASON FOR CANCELLATION, CANCELLATION AFTER  24 HRS WILL RESULT IN $230 FEE.

HOWEVER YOU CANCEL AND TRANSFER YOUR BOOKING WITHOUT ANY CANCELLATION FEE.
THIS IS AIMED AT HELPING ALL CONCERNED.

Do you have Professional indemnity insurance?

Yes we do.  A Certificate of currency will provided to Solicitors and Conveyancers on request.
